If your company can currently - and in the future - easily meet the repayment obligation, the lender runs little risk of a default. You can therefore borrow at favorable interest rates. Lower interest rates generally apply to larger loans, because a high loan amount is more interesting and efficient for the lender.

With an average creditworthiness, the financier will assess the payment capacity of the company. To what extent can your company meet the interest and repayment obligation with the available free cash flows? Depending on the payment capacity and the requirements of the financier, it will be determined how much you can borrow. The amount that you can borrow, in proportion to the value of the property, is expressed in the loan-to-value ratio (LTV). A loan amount of € 250,000 with a property of € 500,000 results in an LTV of 50%.

A company with moderate creditworthiness may be in a situation where they are forced to purchase business premises. For example, because the landlord wants to sell the property, so that the company can no longer continue to rent unless they buy the property themselves.
Lenders are reticent with a moderate creditworthiness, but a mortgage business loan is not impossible in this case. The lender has the guarantee of collateral. As a result, expect a lower loan-to-value and high interest rates.
Interest rates of 7+ percent are no exception in these cases. It is interesting to consider the possibilities of an interest-only corporate mortgage in this case. As a result, the monthly repayment burden is a lot lower and the payment capacity is greatly increased, so that a lot more is possible. These types of situations are more complicated, so it is wise to have a business mortgage adviser assist you.
Do you want to calculate a business mortgage for an investment property? The mortgage interest on commercial real estate investments is usually higher than on a commercial property for own use, because there is more risk involved, such as vacancy. However, very attractive interest rates are still available, as the lender has quite stable collateral coupled with a good credit rating from the borrower.

Duration vs. total interest expense
The term has a major effect on the total interest costs of the business mortgage . A shorter term naturally entails higher repayments per term, but also lower total interest costs.
Depending on how capital intensive Your company is, it may be attractive to opt for a maximum term of 20 years. As a result, monthly repayment terms are low and the business remains liquid, while the cost of capital is low. There is no other form of financing where costs are as low as with a business mortgage.
If you have less need for large liquidity, it can be interesting to opt for a short term of the business mortgage. The total interest costs for a short term are considerably less than the total costs for a long term.
For the example below, we calculate with a business mortgage of € 500,000 at 4% interest. Using your own numbers? You can calculate your business mortgage in the calculator at the top of this page. View the multi-year overview with the calculator to gain insight into the total interest costs.
